Here is some information on the rental process and how we work!
Initial Walk Through
We will conduct an initial walk through of the property where we will assess the unit and suggest an appropriate rental rate, based on our knowledge and market research. We also take this time to make sure our assessment is in line with your expectations. We will also take photographs at this time for marketing purposes.
To market the property we will use a number of online channels with detailed descriptions and photos highlighting the home. This will target potential tenants, real estate agents and relocation companies. In addition to this we will hold numerous open houses at the property, as well as show it by appointment whenever requested.
Our units generally rent within 2-3 weeks of being on the market, but it’s usually shorter than that. Should we need to, we will re-evaluate the property price in order to reflect the current market and be competitive with other rentals available at the time.
We will screen all potential applications for you, as well as underwrite them, by assessing their credit report, verifying employment and income, and investigating their rental history. We aim to find a tenant for your home that is not only financially secure but has also demonstrated good rental etiquette in the past. Your needs will be our priority.
Once you have approved a potential applicant we handle all the paperwork and contracts for you, everything from the signing of the lease to the key handover.
For most 1-2 bedroom apartments, we work on a flat brokerage fee of $2000. This includes all of the services listed above except a $100 fee for paperwork and transaction management. For most 3 bedroom apartments, the flat fee is $3000 (+ $100 for paperwork). For larger homes, flat fee to be determined after the initial walk through.
